General Terms and Conditions (GTC)

1. Scope
These General Terms and Conditions apply to all bookings and rental agreements concluded via our website between the tenant (hereinafter "Guest") and the landlord (hereinafter "Provider").

2. Conclusion of Contract
By booking via our website, the guest makes a binding offer to conclude a rental agreement. The contract is concluded upon our booking confirmation (in writing or by email).

3. Rental Property / Scope of Services
This fully furnished holiday apartment is for private use. Bed linen, towels, and final cleaning are included in the price unless otherwise stated. The maximum number of people stated in the description must not be exceeded.

4. Payment Terms
Payment is made according to the terms and conditions stated on the website. A deposit is generally due upon booking. The remaining payment is due before or upon arrival. If payment is not made on time, we reserve the right to cancel the booking.

5. Arrival and Departure
Arrival: from 3:00 PM
Departure: by 11:00 AM
xceptions can be agreed upon individually. The apartment must be left in a tidy condition.

6. Cancellation by the Guest
In the event of cancellation by the guest, the following cancellation conditions apply (unless otherwise stated in the booking confirmation): up to 30 days before arrival: free of charge; 29–14 days before arrival: 50% of the total price; from 13 days before arrival or in case of no-show: 90% of the total price. Tip: Travel cancellation insurance is recommended.

7. Withdrawal by the Landlord
In cases of force majeure or other important reasons (e.g., uninhabitable accommodation), the landlord may withdraw from the contract. Any payments already made will be refunded. Further claims are excluded.

8. House Rules / Guest Responsibilities
The house rules must be observed. Smoking is not permitted in the apartment. Pets are only allowed upon request. No parties or events. Damage to the rental property must be reported immediately. The guest is liable for any damage caused.

9. Liability
The provider is only liable in cases of intent or gross negligence. No liability is assumed for the guest's personal belongings.

10. Data Protection
The privacy policy available on the website applies. Personal data will be used exclusively for contract processing and within the framework of legal requirements.

11. Final Provisions
German law applies. The place of jurisdiction is the registered office of the landlord, to the extent permitted by law. Should individual provisions of these General Terms and Conditions be invalid, the validity of the remaining provisions shall remain unaffected.
